Why you need rent receipts

If you receive house rent allowance and choose the old tax regime, your employer needs proof of rent to give you the HRA exemption in your TDS. Rent receipts are the standard proof. Employers usually ask for them during the investment declaration window, often in January to March, and some ask for them quarterly.

What a valid rent receipt contains

  • Tenant’s name and landlord’s name.
  • Address of the rented property.
  • Rent amount, in figures and words, and the period it covers.
  • Mode of payment (UPI, bank transfer, cheque or cash).
  • Landlord’s PAN, required when annual rent exceeds ₹1 lakh.
  • Landlord’s signature, and a revenue stamp when rent above ₹5,000 is paid in cash.

This generator includes all of these automatically, with receipt numbers and dates at the end of each period.

Landlord PAN and the ₹1 lakh rule

If the total rent you pay in a year is more than ₹1 lakh (about ₹8,333 a month), your employer must collect the landlord’s PAN. If the landlord has no PAN, a declaration from the landlord is required instead. The receipt shows a blank line for PAN when you haven’t entered it and the rent crosses the limit.

Revenue stamp

A ₹1 revenue stamp is needed on receipts for cash payments above ₹5,000. For UPI or bank transfers it isn’t required, since the transaction itself is proof. When you choose cash and the amount exceeds ₹5,000, a box for the stamp is added.

Keep payment proof

Pay rent by bank transfer or UPI where possible, and keep a rent agreement. Tax officers can ask for evidence beyond receipts. Check how much HRA is exempt with the HRA calculator and whether the old regime suits you with the income tax calculator.
