Home Loan Eligibility Calculator
See how much home loan your salary supports and how much the bank can lend on the property you have in mind.
How to use the Home Loan Eligibility
- Enter your net monthly take-home income and any existing EMIs.
- Enter the property value, interest rate and tenure.
- Adjust the FOIR (share of income for EMIs) if your bank uses a different limit.
- Read your likely loan amount, the EMI and the minimum down payment.
How banks decide your home loan amount
Two limits apply, and you get the lower of them. The first is income-based: banks cap all your EMIs together at a share of your net income, called FOIR (fixed obligation to income ratio), usually 40–60%. Your existing EMIs are subtracted, and the rest is the largest new EMI you can take. The calculator converts that EMI into a loan amount for your rate and tenure.
The second is property-based: RBI limits the loan-to-value (LTV) ratio. For loans up to ₹30 lakh, banks can lend up to 90% of the property value; for loans above ₹30 lakh and up to ₹75 lakh, up to 80%; above ₹75 lakh, up to 75%. The rest is your down payment. Stamp duty and registration charges are not part of the property value for this purpose, so budget for them separately.
How to become eligible for more
- Add a co-applicant, such as a working spouse or parent; their income is added.
- Choose a longer tenure: a smaller EMI supports a bigger loan (but you pay more interest).
- Close small loans such as credit card EMIs before applying; they eat into your FOIR.
- Keep a good credit score (usually 750+) for better rates and higher limits.
This is an estimate
Each lender has its own FOIR, age limits, minimum income and credit policies, and they value the property themselves. Use this result to plan your budget and down payment, then get a formal eligibility check from the bank. Once you know the amount, see the full schedule with the EMI calculator, plan early repayments with the prepayment calculator, and check your tax benefit on home loan interest with the income tax calculator.
Age and tenure
Banks usually want the loan repaid before you retire, often by age 60 for salaried and 65–70 for self-employed borrowers, so older applicants get shorter tenures.
