Why land units are confusing in India

Land is measured in many traditional units: bigha, biswa, kanal, marla, guntha, cent, gaj and more. Some have a fixed size everywhere, but others, especially bigha and biswa, differ from state to state and sometimes even between districts. A bigha in Punjab is much smaller than a bigha in Rajasthan or Uttar Pradesh. Buying, selling or inheriting land without converting properly can lead to costly misunderstandings.

Select your state to use its bigha and biswa values. One biswa is generally 1/20 of a bigha. The values are stored in our admin config and are typical figures; local practice can differ even within a state (for example, “pucca” and “kaccha” bigha). Always confirm with the land records (jamabandi or khatauni), the patwari, or the registered sale deed before any transaction.

Using the result

Official documents increasingly use square metres or hectares, while local deals use bigha or gaj. Convert both ways to compare prices, for example the price per gaj versus per square foot.
